NYT defends incoming chief amid BBC scandal

LONDON (AP) ? The New York Times stood by its incoming chief Wednesday, even as questions about a BBC child sex abuse scandal followed him from one of Britain's most respected news organizations to one of America's.

But as new CEO Mark Thompson was getting support from his new bosses, the Times ombudsman questioned his fitness for the job.

And in Britain, a lawmaker said he had more questions for Thompson.

As Thompson prepares to take over as president of The New York Times next month, he has been put on the defensive about his final days as head of the BBC and the broadcaster's decision to kill what would have been a bombshell investigative story alleging the late Jimmy Savile, one of its biggest stars, had sexually abused up to 200 children.

In a letter to a lawmaker and an interview with the Times, Thompson said he never knew of the Savile story before it was spiked and had never met the network's popular star.

New York Times Co. spokesman Bob Christie said Wednesday that the BBC scandal had "obviously been a topic that we've discussed" internally, but the Times was satisfied with Thompson's answers.

"Mark has done an excellent job of explaining the matter," Christie said. Thompson said he played no role in spiking the BBC investigation and "we're satisfied with that."

Thompson will start as the organization's CEO on Nov. 12, Christie said.

The BBC scandal has horrified Britain with revelations that Savile, a popular children's television presenter, cajoled and coerced vulnerable teens into having sex with him in his car, in his camper van, and even in dingy dressing rooms on BBC premises. He is also accused of sexually assaulting disabled children at hospitals that he helped by raising charity funds.

Police say there could be more than 200 victims, leading one child protection charity to say that Savile could rank among Britain's most prolific child sex predators.

The BBC said Tuesday it was looking into claims of sexual abuse and harassment against nine other current and former employees and contributors.

As increasing numbers of BBC executives come under the microscope over what they knew about Savile ? and why the posthumous expose about his sexual crimes was shelved ? Thompson, 55, the BBC director-general from 2004 until last month, is being quizzed about his role as well.

In a letter to Conservative lawmaker Rob Wilson, Thompson said he never met Savile or worked on any of the entertainer's programs, and had never heard any rumored stories about Savile's interest in young girls.

"If I had, I would have raised them with senior colleagues and contacted the police," he said.

Thompson said he heard in late December from a BBC journalist at a company cocktail party that the broadcaster's "Newsnight" program had been investigating Savile, but said the journalist never "set out what allegations 'Newsnight' were investigating or had been investigating."

Thompson said he followed the matter up with other executives who told him the "Newsnight" investigation was canceled for journalistic reasons, suggesting they believed there wasn't enough evidence.

"I had no reason to believe that his conduct was a pressing concern," Thompson told the Times. "Had I known about the nature of the allegations and the credible allegations that these horrific crimes had taken place during his time at the BBC and in the building at the BBC, I of course would have considered them very grave and would have acted very differently."

The BBC denies that a cover-up was the reason it canceled the investigative piece only weeks before the broadcaster aired a glowing tribute show to Savile, a prodigious charity fundraiser who was widely eulogized following his death last year at 84.

But "Newsnight" editor Peter Rippon recently stepped down as the BBC's internal investigation got under way. After weeks of standing by Rippon, the BBC has said his explanation about why the Savile story was not broadcast was incomplete and inaccurate.

Wilson told The Associated Press on Wednesday that he has written to Thompson again seeking more answers.

"There are questions about how much the journalist told him about the 'Newsnight' investigation that need to be cleared up as quickly as possible," Wilson said, adding that Thompson said he is willing to answer questions to the BBC and the U.K. parliamentary committee looking into the matter.

Wilson said Thompson's fitness to serve as The New York Times chief depends on the outcome of the various inquiries.

But The New York Times has already waited months for a new permanent chief executive following the resignation of Janet Robinson last December. One analyst said the paper could ill afford to wait any longer.

"My feeling is if he (Thompson) has no problem that could surface in the near future, there would be no need for him to delay," said Edward Atorino, an analyst with The Benchmark Company. "If there is an issue, he should withdraw."

The controversy drew the attention of The New York Times' public editor, Margaret Sullivan, who asked readers in a column Tuesday to evaluate the incoming chief's answers.

"How likely is it that he knew nothing?" she asked. "A director general of a giant media company is something like a newspaper's publisher. Would a publisher be very likely to know if an investigation of one of its own people on sexual abuse charges had been killed?"

In a carefully worded paragraph that followed, she raised the issue of Thompson's fitness to serve as The New York Times chief.

"His integrity and decision-making are bound to affect The Times and its journalism ? profoundly," she wrote. "It's worth considering now whether he is the right person for the job, given this turn of events."

Sullivan said that while finding an answer was "not as easy as it sounds ... all these questions ought to be asked."

Sullivan's office said Wednesday she would not be elaborating on her post.

Blistering sunburns and working outdoors associated with 2 kinds of skin cancer

Researchers at Moffitt Cancer Center, the University of South Florida and the International Agency for Research on Cancer in France have studied the patterns and timing of sunlight exposure and how each is related to two nonmelanoma skin cancers basal cell carcinoma and squamous cell carcinoma.

This study, published in the open-access journal BioMed Central, is the first case-control study to simultaneously evaluate identical patterns and timing of sunlight exposure as they are related to basal cell and squamous cell carcinomas in the same U.S. population with high annual ultraviolet radiation exposure. Patterns of sunlight exposure are continuous or intermittent, and timing refers to exposure during childhood, adulthood or both. It included 703 Florida residents - 218 with basal cell carcinoma, 169 with squamous cell carcinoma and 316 without skin cancer. The research goal was to identify potential differences or similarities in sunlight exposure responses for basal cell and squamous cell carcinomas.

"There are more than a million new cases of basal cell and squamous cell carcinomas diagnosed in the United States each year," said senior study author Dana E. Rollison, Ph.D., associate member of the Cancer Epidemiology Program, and vice president and chief health information officer at Moffitt. "While mortality associated with nonmelanoma skin cancers, such as basal cell and squamous cell carcinomas, is low, patients may experience substantial morbidity and treatment costs are high."

It is estimated that 25 percent of lifetime sunlight exposure occurs before age 18. Youth is a time of greater toxic sunlight exposure and also a time when the chances of receiving blistering sunburns are higher.

"Blistering sunburn is believed to result from high doses of intense ultraviolet radiation exposure in short increments of time and is considered to be a measure of intermittent exposure," said study co-author Michelle Iannacone, Marie Curie postdoctoral fellow at the International Agency for Research on Cancer.

The researchers surveyed those with basal cell and squamous cell carcinomas, as well as those with no history of skin cancer, to determine the effects of intermittent versus continuous sunlight exposure, as well as the timing of the exposure and age. They noted that although the relationship between both cancers and sunlight exposure is complex, researchers began to identify cumulative outdoor sunlight exposure as a risk factor for nonmelanoma skin cancer beginning in the 1950s.

Being exposed to ultraviolet radiation intermittently, perhaps while on summer vacation in high ultraviolet radiation regions, and continuous exposure through working at a job outside in the sunlight were patterns the researchers wanted to identify and correlate to basal cell and squamous cell carcinomas.

Study subjects were surveyed on their recollections of their history of sun exposure.

Survey results reveal that a history of blistering sunburn was associated with both basal cell and squamous cell carcinomas. Having a job in the sunlight was also associated with basal cell and squamous cell carcinomas. Measures of younger age at sunlight exposure "tended to be associated with squamous cell carcinoma, but not basal cell carcinoma, risk," researchers concluded.

"Sunlight exposure, regardless of the exposure pattern, is associated with both basal cell and squamous cell carcinomas," Iannacone said. "Understanding how sunlight exposure response may differ by nonmelanoma skin cancer type is important for educating the public on safe sunlight behaviors. Applying sunscreen while on vacation may decrease basal cell carcinoma risk with intermittent sunlight exposure, but may not impact the risk of squamous cell carcinoma, which may be more strongly related to continuous sunlight exposure."

How pets feel pain – and when to say goodbye

Jessica Pierce is very much my kind of dog person. The kind who will happily scatter an odd-looking assortment of rugs around the house to stop her elderly dog from slipping on the wooden floor, and who will - slightly less happily - get up several times each night for a year to let him in and out of the garden. All the while worrying about when and how she will know it?s time to let him go.

There is no shortage of books chronicling the lives of much-loved dogs, but The Last Walk is different in that, as well as being a memoir of the final year of Pierce?s dog Ody, it asks difficult questions about when, if ever, it is right to ?put an animal out of its misery?. A bioethicist, Pierce asks what misery truly looks like to an animal. How do they experience pain and suffering? What, if anything, do they know about death? And what constitutes a good death for an animal?

For me, this book couldn?t have come at a better time. Having discovered that my beloved 13-year-old dog, Molly, has cancer, we made the heart-wrenching decision to stop the chemotherapy because the side effects proved too much for her. Now we are on a countdown of weeks to months and - like most people in our position - are determined to make it as free of pain and suffering as possible.

Unfortunately, as Pierce discovers, there are few clear answers. Animal pain is still hotly debated in science. Some argue that while animals definitely sense pain, they don?t suffer it the way we do because they don?t share our emotional responses. Pierce shares some shocking anecdotes from the days when this view was widespread, including tales of veterinary students operating on dogs with sedation but no pain relief. Thankfully my own vet reassures me that, at least for the past 20 years in the UK, pain relief has been top of the agenda, based on the assumption that however animals experience pain, it?s probably not nice.

Of course, weighing up when an animal has had enough is not just about the pain. Is an animal that has become incontinent really ?ashamed? of lying in its own mess? And is that reason enough to call the vet? Again, there are no clear answers, save for a not-particularly-scientific "Quality of Life" measure that rates the pet?s life on scales of 1-10 for such things as "mobility", "happiness" and "more good days than bad". It?s helpful, but clearly not objective: I rate Molly as lower on the mobility scale than Pierce does for Ody, even though Molly can still (stiffly) chase squirrels and Ody, by this stage of the book, can barely stand.

Still, I found The Last Walk to be a useful tool for gauging my feelings about euthanasia and the only alternative - a natural but probably lingering death. The Animal Hospice movement in the US seems, to me, a step too far, especially the kind that "treat" dying pets with homeopathy and aromatherapy and a tickle behind the ears, while they admire the animal?s "evolved spirit". I can almost see Molly rolling her eyes - why the hell would a dog need aromatherapy? What would it even involve? Sausage oil massage? Chicken scented baths?

Having decided that death by needle is probably kinder, I read the chapters about Ody?s death with tears running down my face. I still can?t bear the thought of it but at least I now know that science can?t tell me the "right time" any more than my instincts can, and no matter what I do I will probably feel guilty anyway.

The Last Walk is a book that all loving pet owners should read. Nothing will make the prospect of ending a good friend?s life any easier, but at least it can help those awful decisions feel less of a stab in the dark.

Square's New Mid-Market Headquarters - Business Insider

Square, the digital-payments startup,?plans to have 1,000 employees by the end of next year, so it's signed a lease on a new headquarters.

The address: 1455 Market Street.

That's awfully convenient for Square CEO Jack Dorsey, who is also the cofounder and chairman of Twitter. Twitter's headquarters are one block away, and Dorsey still visits occasionally, despite cutting back on his duties at Twitter. (He says he goes there either one afternoon a week or every other day, depending on when you ask him.)

But we think there's another reason Square's CEO might be keen on the location. Dorsey makes frequent historical references in his interviews. The building at 1455 Market was formerly occupied almost entirely by Bank of America.

Right across the street is another Bank of America facility which at one point handled a huge volume of paper-based payments, scanning deposited checks, crediting accounts, and shipping the checks on to other banks. Together the buildings functioned as the bank's digital nerve center for a vast portion of its operations in California.

Regulations have changed, allowing most checks to get scanned and digitized rather than shipped around the country at enormous expense. But for its time, the facility was cutting-edge. Time magazine wrote about it in 1960 under the headline, "BANKING: The Machines Take Over."

So we're not surprised that Dorsey, who has talked about his company as a "revolution," would choose to plunk Square down at this site.

Russia to launch five communication satellites | BioScholar News

Russia will launch five communication satellites in 2013, the developer has said.

?The first in line is Express-AM5. We will be ready to launch it in the second quarter of 2013,? Nikolai Testoyedov, head of the Informational Satellite Systems company, said.

The Express-AM6 satellite will also be ready at that time, he said.

Express-AM5 and Express-AM6 are designed to provide Russia with digital radio and TV broadcasting needs, China Daily reported Saturday.

Three more satellites of that type, two of which will be launched in a bundle, have been scheduled for launch during 2013.

Russia?s Roscosmos space agency has planned to upgrade Proton rocket carrier for the upcoming launches.

(AP) ? Police were nearly certain Sunday that a man found dead at the property where five members of a Southern California family were shot ? two fatally ? was the killer because he was wearing body armor, clutching a handgun and had a bullet hole in his head.

The loaded handgun was a .38 caliber revolver registered to 55-year-old Desmond John Moses, who lived in a bungalow set ablaze before the deadly shooting spree at his neighbor's house in Inglewood, said Police Lt. James Madia.

The body, burned beyond recognition, was found inside the bungalow late Saturday and an autopsy will determine whether it is Moses.

The dead man had "what appeared to be a gunshot wound to the head," wore body armor and carried additional ammunition in his pockets, a police statement said.

While police couldn't conclude that the body is that of Moses until the autopsy is concluded, "the evidence suggests this is the case," the statement added.

The shooting rampage before dawn Saturday killed 33-year-old Filimon Lamas and his 4-year-old son. The father was shielding three of his children when he was shot, Police Chief Mark Fronterotta said. Lamas' 28-year-old wife, Gloria Jiminez, was shot in both legs but managed to carry the wounded 4-year-old out of the house.

Paramedics found her collapsed on the street. The child, who suffered a bullet wound to the head, died at a hospital.

Investigators believe Moses set his own home ablaze before entering the family's home around 4 a.m. wearing a dark cap and a white painter's mask.

Authorities said he fired 10 times. In addition to the deaths of the father and child and injury to the mother, a 7-year-old girl was wounded in the chest and a 6-year-old boy suffered a bullet wound in the pelvis. An 8-year-old boy escaped injury.

The mother and daughter remained hospitalized in stable condition, Madia said. The 6-year-old boy was released.

Relatives said Lamas and Jiminez were high school sweethearts who recently got approval for a home loan, and were looking to buy a bigger house for their tight-knit family.

Authorities launched a manhunt and evacuated surrounding homes after the shooting rampage, but it wasn't until hours later that they found the charred body because it was hidden under layers of debris.

"He was kind of a hoarder or pack rat," Madia said.

Moses lived in the bungalow for 17 years, while the family lived in the front house for 8 years, he said.

Fronterotta would not discuss the nature of the dispute, but the property owner told the Los Angeles Times that Moses had been fighting an eviction notice and recently lost his case in court.

A woman who knew the family, Judy Castellanos, told the Times that the suspect was reclusive and would not let anyone look inside his home.

"He had been asked to leave by the end of this month," she told the newspaper.

MINNEAPOLIS (AP) - Adrian Peterson and a dominant Minnesota defense put the Vikings back on track, even if Christian Ponder and the passing game fell further out of sync.

Peterson ran 23 times for 153 yards and a first-quarter touchdown and the Vikings survived an ugly second half to hang on and beat Arizona 21-14 Sunday to hand the Cardinals their third straight loss.

Percy Harvin caught Ponder's only touchdown pass, but Ponder committed another costly turnover, an interception that led to a second-quarter touchdown run by LaRod Stephens-Howling. Ponder has seven turnovers in the last three games; two of them were turned into touchdowns last week at Washington.

The Vikings (5-2) had four straight three-and-outs into the thick of the fourth quarter, and Ponder finished 8 for 17 for 58 yards and two interceptions. But the defense forced John Skelton into a flurry of off-target throws and sacked him seven times. Antoine Winfield delivered a jarring stop on fourth-and-1 at the Minnesota 17 midway through the third quarter. With 6:16 left on fourth-and-10, Skelton was taken down near midfield.

Skelton hit Andre Roberts for a 6-yard scoring pass with 1:48 left to pull the Cardinals (4-3) within one score, but they tried an onside kick instead of trying to force another punt and Peterson ended the game with a tough inside run for just Minnesota's the second first down of the second half.

Skelton went 25 for 36 for 262 yards and two turnovers. Rookie Harrison Smith returned an interception 31 yards for a touchdown in the first minute of the second half, giving the Vikings enough of a cushion to withstand the offensive woes down the stretch.

This was a crossroad game for both of these surprise strong NFC starters, a mutual opportunity to not only get back on track after a loss the week before but pad the record before a brutal stretch on the schedule.

Minnesota's test comes later, with two games each against division rivals Chicago and Green Bay plus a trip to AFC front-runner Houston in the final six weeks. Arizona's is now, with a game against San Francisco next Monday and a trip to Green Bay before the bye. After that, the Cardinals play at unbeaten Atlanta.

Harvin, as he did at Detroit, caught the opening kickoff and sped through the coverage for a touchdown. This time, it didn't count, called back by an illegal block penalty on an unnamed player. But a little later, Peterson polished a five-play, 88-yard drive with a classic, two-cut zigzag through the middle for a 13-yard touchdown.

The Vikings lost last week with field goals the first three times they had the ball, inside the 10 each time. But they at least put those red-zone struggles to rest for now. On third-and-goal at the 3 in the second quarter, Ponder found Harvin flying across the field parallel to the line and flicked him the ball for the short touchdown to put the Vikings in front 14-7.

Ponder was picked off again by Sam Acho on an ill-advised throw with seconds left before halftime after a strange decision by the Vikings to pass three straight times inside their own 25 but take their time doing it. Jay Feely, though, missed a 47-yard field goal as time expired.

The Cardinals sure weren't sympathetic to the offensive problems, with their top two running backs on injured reserve, a second quarterback switch six weeks into the season and a line that's been a sieve. After starting 4-0, they've scored a total of 33 points.

The 5-foot-7, 185-pound Stephens-Howling showed some elusive ability and ran hard after the initial contact, one bright spot for the Cardinals. He finished with 104 yards on 20 carries and 45 yards on four catches.

Skelton took an 8-4 record as a starter into the game. He won the job out of training camp but sprained his right ankle in the opener, giving the spot back to Kolb, whose damaged ribs will keep him out until at least Thanksgiving.

Two people were caught smoking a bong on Oct. 14 after speeding up and down the street in the 1300 block of Ada Lane, police said.

Someone was found interchanging tags on wrenches and removing screws from boxes and placing the wrenches and screws in their pocket in the 700 block of Fort Hill, police said. On Oct. 14 the person passed by the register without paying for the?wrench. But when the person approached the entrance and saw security approaching, he or she immediately went back in to the?store. The person wandered aimlessly for a considerable period before being stopped by security and finally left the store.

Someone walked out of a business on Oct. 14 without paying for a food bill along with taking the food in the 1800 block of South Washington Street, police said.

NORTH AURORA

A little proximity to the local police station goes a long way towards capturing some suspects.

Two 14-year-old Joliet boys were charged in connection to a Wednesday morning car burglary. The incident occurred shortly before 9:18 a.m. in the 100 block of Overland Drive, according to a news release.

Police said the teens took a cell phone, keys and loose change from a man's car. The man chased the teens about a half-mile east to the area of Rt. 31 and Airport Road but lost them. He went to the nearby police station, reported the incident and both suspects were caught by police near the station about 15 minutes after the burglary occurred.

GENEVA

Robert Wilson, 53, apparently really wanted some size 13 wrestling shoes?because he ended up paying a pretty high price after he was caught by Geneva police.

Police arrested Wilson of Aurora on charges of retail theft and unlawful possession of a theft-detection device at 2:01 p.m. following a theft from the Sports Authority, 1777 S. Randall Road, reports said.

Geneva police responded to a report from Tri-Com dispatch that a witness was following a male offender leaving the scene in a maroon Chevrolet Caprice. TriCom advised that the subject, later identified as Wilson, had taken a pair of Nike gym shoes, concealed them under his leather jacket and exited the store without paying.

  • A purse containing an undisclosed amount of cash and credit cards was stolen from an unlocked vehicle parked in a driveway, police said. The theft took place between 1 and 6 p.m. Oct. 9 in the 100 block of Milton Avenue.
  • A resident in the 400 block of Raintree Court reported an unlocked vehicle was burglarized between 6 p.m. Oct. 8 and 10:15 a.m. Oct. 9, police said. The resident reported a GPS and a backpack containing an iPad were stolen.

BATAVIA

A man told an officer he had gotten into an argument with his wife at their east-side home. The parties said at 5:26 p.m. Oct. 1 they would separate for the evening, but it didn't last long. The officer was called back 30 minutes later, with the man claiming his wife hid his passport.

A woman has found golf balls on her west-side property for the past several months. She told police at 5:36 p.m. Oct. 1 that she saw a neighbor hitting golf balls and found several balls blocking her gutter.

The wife and I are thinking of moving in with her folks. ?It?s an opportunity to save some money and be closer to the family. ?I?m all for it, but now I?m wondering what are the things I need to consider if I am going to rent my house to a complete stranger?

Dear LTB,

Being Latina, I am no stranger to multi-generational households. ?As you say, it is a great way to save money AND be closer to the family. ?Those extra moments shared will be treasured, I?m sure. ?But, on to your question about renting!

While not all-inclusive, here?s what to look out for when renting out your home (to strangers OR acquaintances, no difference!):

  • First of all, be aware that you will lose the Homestead status on your property by moving out of it. ?This may or may not increase your property taxes (really long story and I promise to post on this in the future). ?The moment you move out, you can no longer claim the Homestead Exemption. ?This will affect you the following year, since Homestead Exemptions run 1/1-12/31 and are not pro-rated.
  • Next, start thinking about your insurance. ?If you have a mortgage on the home, the bank makes you get insurance. ?If you don?t have a mortgage, it?s still wise to have insurance. ?However, the type of insurance will change if you are no longer living in the home and have tenants. ?Contact your insurance agent and let them know you are renting the home. ?They will write you a Dwelling Policy instead of the usual Homeowner?s Policy owner-occupants have on their homes. ?Furniture and personal property is not usually covered in a Dwelling Policy so if you?re leaving furnishings behind, make sure you ask about this. ?If the title to your property is under your own name, there should be no issues. ?If title is held under a corporate entity (INC LLC etc) it?s a little trickier to get the Dwelling Policy. ?Again, contact your insurance agent.
  • And while we?re on the topic of insurance, make sure your new tenants get a policy of their own (Renter?s Policy) which will cover them for their liability, loss of use, personal property, electronics, furniture, etc. ?It?s real important that this be stipulated on the lease and that you follow up and make sure they purchased the policy.
  • Discuss tax implications with your accountant. ?The moment you become a landlord, and start collecting rent, you will be responsible for reporting the rent as rental income to the IRS. ?You will have expenses offsetting that income but discuss the bottom line with your accountant. ?The usual expenses are mortgage interest, insurance premiums, real estate taxes, property management fees, and most costs related to the rental of the home. ?When in doubt, ask a professional.
  • A written lease is a must. ?Not because it?s required by law (it?s not), but because it makes sense and if things go awry (as they sometimes do) the lease spells out all the terms and will be used by the court to determine who should have done what.
  • Screen prospective tenants and check employment, credit, personal and work references. ?While it?s never a guarantee that things won?t go wrong in the future, it provides some peace of mind and if you see something bad on the screening you can give the tenant a chance to speak their part and explain. ?A late rental payment to a previous landlord may have a valid excuse while an eviction on their record is harder to overlook. ?All screening costs are usually paid by the tenant. ?In the past, I reimbursed my tenants for their screening fees by applying it to their first month?s rental amount. ?It was my way of showing good faith but at the same time, I wouldn?t be stuck paying for multiple screenings for applicants who did not qualify. ?The only one who got the money back was the final tenant. ?This was a personal choice of mine, and I don?t see anyone else doing this. ?But I like to top off my sundaes with cherries =) ?In other words, I go the extra mile.
  • If your property is inside a Homeowner?s Association, make sure their guidelines are followed. ?Most HOA?s have their own screening application procedures in place. ?YOU decide if that will be sufficient for you or if you want to also ask the tenants to go through your own screening process. ?Many HOA?s will not give you copies of the results. ?They will just tell you the tenant was approved and give you an approval letter. ?If you are OK knowing the tenant passed according to the HOA guidelines and nothing else, then don?t do the additional screening. ?It will make your chances of getting a tenant easier. ?Less roadblocks in their way. ?But again, this is a personal choice you must make.
  • Consider hiring a property manager if you?re not going to live in the area and be available at 3am when the air conditioning unit stops working. ?Even if you live in the area, it?s still a good thing to think about hiring a professional to manage the property. ?But this, too, is a personal choice.
  • Whether hiring a professional property manager or not, it?s a good idea to consider purchasing a home warranty for the lease term. ?Home warranties usually run for a full year and, guess what, so do leases. ?A home warranty will cover all working appliances and plumbing, electrical and other items. ?Contact a reputable home warranty company. ?Or contact a reputable real estate agent to give you the names of some. ?There are a handful of really good ones out there. ?They run in the neighborhood of $400 (more for pools, washer, dryer, etc.). ?That?s one flat fee for the year and it brings peace of mind should something break. ?Also consider giving the tenant the option to pay the extra premium to decrease the deductible for each service call. ?A one time increased premium payment of about $60 will reduce the service call deductible from $100 per trip to only $50. ?Makes sense.
  • Have a walk-through of the property with documented condition of items (pictures too) right before the tenant moves in.
  • Make sure you get CERTIFIED funds at the walk-through for the current month?s rent, any pre-paid rent (such as last month?s) and security deposit. ?A personal check is not wise for moving in. ?If that check bounces, you?re stuck with a tenant on your property and no security deposit to fall back on. ?You?re already at a disadvantage if that happens.
  • Do consider hiring a good real estate agent to find a tenant for you. ?They will arrange all the paperwork, showings, legal documents drawn, screening of tenants, walk-through of the property and any communications with other agents and HOA?s. ?The fee is worth it. ?And don?t be surprised to find out that not all agents handle rentals. ?Many do not. ?Some, such as myself, will work rentals for current clients. ?That?s why it?s always a good idea to have a real estate agent on your team of trusted professionals.

Normal Gold Correction, Or Manipulation? - Investing In Gold

Let?s face it, gold fell this week because a larger amount of participants in the market were disappointed with gold?s inability to break through the $1,800 level. The question arises, is this a normal correction or manipulation? Only time will answer that question completely, but I would venture to say that it is a combination of both.

Round numbers attract attention and when expectations are high and there is no follow through, short term investors tend to bail out. There are many factors at play here and I am sure that a lot of gold investors expected that the QE-3 announcement by the FED would send the gold price off to the races.? In fact, it is simply too soon to tell exactly how much the Fed is doing and whether or not they are keeping to the amounts that they stated when they announced QE-3.? Throw in seventeen days before the election, while adding the ?improved U.S. economic data? (if you believe the numbers that are coming from this administration) and gold is primed for manipulation at this point.

Let?s look At The Charts

The U.S. Dollar

As is usually the case when gold is forced down, the dollar makes an attempt to hold its head up and look presentable. With $1.3 trillion deficits stretching out for at least the next four years of a continued Obama presidency, there is simply no reason why the dollar should be gaining any ground. If you take the optimistic view and you factor in a Romney/Ryan win, the deficits won?t disappear, but rather they may slow going forward. In either scenario, the dollar should be making a be-line for .72, taking a short breather there before hitting .68. No matter how you look at it, the dollar is one sick puppy that no one is really paying attention to at the moment. At best when you look at the western currencies, it is the strongest ?sick dog? in the pack!

This game can be played for a while longer, but soon the dollar is going to get hit when the U.S. gets another downgrade due to the Congress? and the President?s financial ineptitude.

Does the phrase ?fiddling while Rome burns? come to mind? It should, because unless these idiots get their act together, the entire house of cards is going to come down around us all. Unfortunately, that is exactly what I think ?The Community Organizer In Chief? wants. If he gets it in his second term, the republic will never recover. If it occurs in the Romney term, the ?organizer? will be ready to foment revolution. In either case we are not looking at life as we knew it for a long, long time.

This past Friday?s close under $1,729 opens the door for a test of support at the 50 day moving average near $1,720. If that fails to hold, that round number $1,700 will come into play. My best guess is that $1,700 will hold as buying comes in, but with the election so near, it?s anyone?s guess what will happen. If $1,700 fails, then we could quickly run down to the 200 day average at $1,668, but I don?t see that happen, at least not right now. I hate to hedge my bets like this, but we live in very uncertain times and things can change with the next headline.

Fear and Greed 150x150 Normal Gold Correction, Or Manipulation?Until the election is settled, the precious metals markets will be treading water with a bias to the downside. Gold has to be kept down so that the dollar looks viable, if Obama is to have any chance of a repeat of his 2008 deception. The odds are not looking so good for a socialist victory, but the numbers are close enough for voter fraud to tip the scales, if you believe the polls that the various mainstream media outlets are peddling. I personally feel that the American people are way smarter than the politicians think and they will do the right thing and correct the mistake that they made in 2008.? Either way, we are going to see some violent action in the markets in the months to come. Gold and silver will reflect that change, no matter which direction it takes.

Greed will get the trader in the end, in just the same way as manipulation causes a false top or bottom in a trade that causes it to spring higher, or lower, once it has run its course.? Both of these are in play now and will continue to be in play until there is a dramatic change in direction of the Republic. Until that change comes and after we absorb it, we need to be responsible for our own futures by choosing the investments that will help us to prosper and live free.
