Buying Real Estate Does Not Have To Be A Difficult Process | Siben ...

Although there are several safe real estate investments, there are also many pitfalls you must watch out for. Before ending up with big losses or buying a house for well more than the going rate, continue on to the article below for some great home buying advice.

Get a warranty for your home from the seller. Anytime you purchase a new or older home, ask the builder or previous owner for a warranty. Any quality builder will stand behind the home he or she has built for a certain period of time. Likewise, serious sellers are usually willing to cover the cost of the warranty to ensure your repair costs are covered. A period of one year is not unreasonable for the warranty.

TIP! Look for a new home that has enough room if you plan on starting a family or already have children. Be mindful of safety also, especially if the house you are viewing has a pool or stairs.

There has never been a better time to start investing in real estate. The market crashed, and prices as well as interest rates are extremely low right now. This sets it up so that it is the perfect time to make the move out of your rental and into your own home. Eventually, the market will rise again over time, making your investment profitable.

When purchasing a home, hire all of your own support people. While the seller is usually happy to provide the name of an appraiser or inspector, make sure you decline the offer. It is hard to pay out money when it could be free. Regardless, it is worth it to employ professionals that work only for you because you will be able to trust them. It could save you a ton of money later in life by knowing that you are getting an unfettered understanding of your potential investment.

For rental properties, clarify issues like yard maintenance and landscaping services before the lease is signed. Landlords differ on this; some leave it to you to maintain the yard or the garden. Or, this might be included in the rent.

TIP! Try not to be discouraged if the seller of a home you want to purchase does not accept your offer, often times sellers are willing to negotiate different aspects of the sale with you, to make the sale still possible. The seller may offer to make some repairs that you want done or pay for closing costs.

Keep in touch with other real estate investors. There is plenty of property, but not every piece of property is correct for every investor. Doing this can help to find the perfect match for your investment, before someone else snatches it away.

Be sure to save up the down payment your mortgage loan servicing company requires. If you can?t make a traditional down payment, then you may have to get private mortgage insurance. That will add more money you need to pay every month to prove to the bank you can pay your mortgage.

TIP! Become more educated on the subject of rental properties. Don?t buy any property unless you?ve gone back through all its records.

Poorly thought out real estate investments can result in costly mistakes. If you make use of advice like that which you?ve just read, your real estate buying odds will improve considerably. The next step is to take advantage of what you have learned.

How to Earn More From Your Writing Just By Talking About It | The ...

By Justin P. Lampert

If you?re like me, every single article you write is a learning experience.

Especially for the large-scale feature-style articles, you put the time in, do the research, conduct the interviews, compile and curate your notes, all before you even manage to put pen to paper. And the entire time, you?re learning.

Maybe it?s a subject you?re totally passionate about. Or, maybe it?s something you?ve never even considered before you got the assignment to write about it. But at this point, you?re a genuine expert.

Now you have two choices: 1) You can hand in your article and move on to the next learning experience without a second glance, or 2) you can capitalize on all that effort and new-found expertise while putting a few extra dollars in your pocket and a few extra credits on your bio.

As a freelance writer smart and ambitious enough to be reading this blog, I?m pretty confident you?re a #2 kind of person.

Let?s Talk

As an expert in the subject matter at hand, why not make the opportunity to share your knowledge with people who want to hear about it?

Every community has opportunities available for people to speak on various subjects. If your article was for a local market, you probably have the appropriate venues right at your fingertips already. Contact the folks you interviewed, the websites you already visited, and the local organizations those folks are connected to. Even if you don?t have a list of names already in hand, though, the answers are only a Google search away.

Locate local groups, organizations, corporations or non-profits who have some connection to the topic you?ve just written about. Review their website and see if and when they?re meeting, holding an event, or planning a program of some kind. Then, contact the folks in charge and offer your services as a speaker for their function.

Even if they?re not planning anything right now, contact them and offer to develop a speech on the subject at their discretion. Maybe you?ll spur them on to putting an event together.

Another option would be to serve as moderator for a panel discussion or debate on the topic. This could allow some experts from the company or group you?re contacting to join the fun, and offer an added benefit for them to take you up on it.

But I?m speaking in generalities right now. Let?s bring it down to a real-life example of how this really works.

How Does it Really Work?

You?ve just completed a 3000-word feature article about the effects of fracking (a controversial method for harvesting natural gas) for a regional environmental quarterly we?ll call the Smith Valley Greenspace magazine. In the course of researching and writing the article, you?ve learned more about the natural gas industry ? and the love/hate relationship it enjoys with environmentalists ? than you ever expected to know.

You submit your article to rave reviews. It?s going to print in about four months. In the meantime, you start doing some Google searches for local environmental organizations that may be hosting fundraisers, educational events or seminars in the area. Sure enough, you find three different groups that have events planned over the next six months.

You contact them and let them know you?re a published writer with a feature article coming out soon in the Smith Valley Greenspace quarterly about fracking. One of them is especially impressed, because they happen to subscribe to the SVGQ. But all of them keep listening because that?s an impressive enough fact to warrant their attention.

You then let them know you?re looking forward to their upcoming event, and you get a feel for what kinds of subjects they?re planning to cover. Finally, you make your pitch: ?I?d like to speak at your event. I have access to some of the most up-to-date information and sources on fracking, and I think your audience would love to hear about it.?

One of the three already has Al Gore lined up to speak, so you missed it by that much. But two of them are thrilled to have an expert available to speak on such a timely topic, and they ask you what they can do to help.

Why This Makes You More Money

This kind of public speaking isn?t going to earn you big bucks on its own. Generally, if a speaker makes anything for giving the speech or moderating the panel, it?s a small honorarium.

But, far more importantly, speaking on your subject offers you multiple opportunities to market yourself as an expert:

  • Record the speech in audio and video formats and offer them in whole or in parts via YouTube, your website, your blog, or via podcast.
  • Obtain testimonials from the event organizers and/or attendees and post them on your site or add them to your media kit.
  • Have the speech transcribed and post it as an article on your site and/or as a sample to mail out.
  • Hand out a brief bio with contact information at your speech to allow attendees to get a hold of you later.
  • Tack ?professional speaker? on your bio?s skill list.
  • Be creative and make the moment work for you!

In all these ways, you?re building a platform that consistently brings you up in the minds of others as an expert on this subject.

Now, we all know you were already planning to re-purpose a lot of that research material from the original article into a dozen other related articles for non-competing publications across the nation. How much better do you think your chances of seeing those queries approved will be, now that you?re a recognized expert on the subject, with the audio, video, text and testimonial evidence to prove it?

That?s how this tactic ends up making you more money as a writer: by vastly improving your chances of turning every article into a dozen paying gigs while simultaneously improving your professional reputation in the process.

If you, like many of us, have books in your future, any agent worth their salt is going to tell you to build a platform before pitching a publisher. Sure enough, speaking ? even on the small, local level ? offers a fantastic opportunity to do just that as well!

So, don?t just sit there! If you?re currently working on a big, meaty article, keep your eyes peeled for speaking opportunities you can exploit. And if you?re not, start trolling your clip file for some huge learning experiences from your past and get yourself out there talking about it!

Analysis: Obama's ad team used cable TV to outplay Romney

(Reuters) - As political experts assess Republican Mitt Romney's failed U.S. presidential bid, an analysis of how his campaign and President Barack Obama's winning team used cable TV to target ads at specific groups of voters may offer some valuable tips for the future.

During the final weeks before the November 6 election, with polls showing a tight race, Obama's campaign exploited cable TV's diverse lineup to target women on channels such as Food Network and Lifetime and men on networks such as ESPN.

The Obama team used the fragmentation of cable TV's audience to its fullest advantage to target tailored messages to voters in battleground states.

Meanwhile, Romney's campaign relied on a more traditional mass saturation of broadcast TV. The Romney camp was entirely dark on cable TV for two of the campaign's last seven days.

"We don't know why. This was a week before the election and you're in the fight for your life," said Timothy Kay, political director for NCC Media, a cable TV industry consortium.

The race had narrowed to key counties in several battleground states, the kind of isolation ideally suited for cable's geographical targeting and niche-marketing capabilities.

Republican Party operatives dismayed by Romney's defeat continue to debate what went wrong in a campaign awash in cash and run by a candidate with a business background. The former Massachusetts governor's campaign, like Democrat Obama's, spent a record-setting amount of cash; in Romney's case, it was $580 million in 20 months.

Obama's campaign outspent Romney's campaign on advertising by as much as $200 million, according to a Reuters analysis. But when spending by pro-Romney and pro-Obama outside groups is considered, Romney had the edge in overall TV advertising spending.

Republican consultants and advertising experts said Romney had enough money to compete with Obama's final advertising effort. Yet Obama cruised to a commanding Electoral College victory after a final concentration on a small group of battleground states.

"In market after market, the Obama campaign ended up putting more ads on target than the Romney campaign did," said Ken Goldstein, president of Kantar Media's Campaign Media Analysis Group, a nonpartisan consulting firm that tracked political ads and worked with both campaigns.

Stephanie Kincaid, who managed Romney's advertising campaign, declined to answer questions and referred inquiries to top Romney campaign officials Stuart Stevens and Russell Schriefer, her bosses at The Stevens and Schriefer Group, a political consulting firm. They did not respond to phone calls.

OBAMA'S ADVANTAGE

Cable television political advertising jumped from $136 million in 2006 to $650 million in 2012, although broadcast TV still garnered 80 percent of the campaign advertising spending last year.

Even with major broadcast networks and their affiliates, the Obama campaign appeared to out-perform the Romney camp.

A campaign spending review shows the Obama camp frequently spent far less than Romney for ads aired by the same stations during the same shows.

For example, a review of TV station filings with the Federal Communications Commission showed Romney, on the Sunday before Election Day, paid $1,100 for an ad aired during CBS's "Face the Nation" program on WRAL in Raleigh, North Carolina. Obama paid $200 for a comparable ad on the same station during the same program.

Part of the reason for the Obama campaign's pricing advantage is that the president faced no Democratic primary challenge and was able to buy autumn TV time months in advance when the slots - like airline tickets - were discounted. Romney faced a tough battle for the Republican nomination.

The Romney campaign also simply did not have enough bodies to handle the labor-intensive business of planning, negotiating and placing ads on hundreds of TV stations simultaneously, according to several Republican consultants and media analysts who asked not to be identified.

Obama's campaign had 30 full-time media buyers. The Romney campaign relied heavily on a single person, Kincaid, with help from one or two others from time to time, according to sources close to the campaign. Senior officials with the campaign declined to discuss its advertising staffing.

"It's the equivalent of having a budget the size of a Coca- Cola commercial campaign and having two people managing it, where a Madison Avenue agency might have 50 people," said NCC's Kay. Kincaid and her small staff were overwhelmed, according to numerous political vendors who dealt with them.

Jim Margolis, an Obama campaign senior adviser whose firm GMMB handled its advertising, said the campaign also took advantage of information provided by companies like Rentrak Corp, a Portland, Oregon-based company that monitors the digital boxes attached to TVs in households using satellite dishes.

EXPLOITING FRAGMENTATION

In the past, political advertisers relied on the major networks rather than cable TV in a quest to reach the most television viewers.

But cable TV's increasing popularity has brought dramatic fragmentation to television viewership. In many markets, cable offers a hundred or more channels, giving advertisers a chance to target specific demographics.

For instance, the Obama campaign identified zip codes surrounding Ohio tire-manufacturing plants and purchased cable ads touting Obama's efforts to block tire imports from China.

Obama ran 600,000 cable ads to the Romney's 300,000 around the nation during the campaign, said NCC's Kay. Obama's cable TV push started in April. Romney's began in September.

Obama's team also mixed and matched its messages to sharpen the appeal in key counties.

"My impression was there was much more examination and analytics done with the Obama campaign," Kay said. "The Romney campaign had the same rigid schedule in every state."

Citigroup to seek permission to buy back shares: WSJ

NEW YORK (Reuters) - Citigroup Inc is planning to ask regulators for permission to buy back a "minimal" number of shares, the Wall Street Journal reported on Friday.

The bank is not planning to ask to increase its quarterly dividend, which is currently a penny a share, the newspaper reported, citing people familiar with the company's plans.

Citigroup Chairman Michael O'Neill and newly installed CEO Michael Corbat have told company executives that the capital plan the company submits to the Federal Reserve must be so conservative that it will not be rejected, the Journal said.

Big banks are due to submit their capital plans to the Fed on Monday.

Another bank, JPMorgan Chase & Co , has reason to be "cautiously optimistic" about its chances of winning approval to raise its dividend and buy back more stock, an official who asked not to be named told Reuters.

In November, JPMorgan won approval from the Fed to resume previously approved buybacks it had suspended in May after a multi-billion dollar loss surfaced on derivatives transactions in its London office. JPMorgan's operations have generated more than enough capital to cover those losses.

The Journal reported that Morgan Stanley will focus its plan for the Fed on using its capital to complete its purchase of Citigroup's minority stake of a joint venture the two companies have in a wealth-management business. A spokesman for the investment bank declined to comment.

Citigroup's last annual plan was rejected by the Fed in March after former CEO Vikram Pandit led analysts and investors to believe the company would be allowed to spend a few billion dollars on share buybacks and additional dividends. The rejection became a major embarrassment for the bank and contributed to the board's decision to replace Pandit.

One Eternal Day: Self esteem or self respect?

Low self-esteem is always a problem, but healthy self-esteem cannot be artificially created and the efforts to do so haven't done anyone good and have done harm. Glenn Reynolds comments that "As an alternative to self-esteem, I would suggest self-respect, which comes from actual achievement and self-knowledge" in reference to this article from the BBC:

About nine million young people have filled out the American Freshman Survey, since it began in 1966.

It asks students to rate how they measure up to their peers in a number of basic skills areas - and over the past four decades, there has been a dramatic rise in the number of students who describe themselves as being "above average" for academic ability, drive to achieve, mathematical ability and self-confidence. ....

...[W]hile the Freshman Survey shows that students are increasingly likely to label themselves as gifted in writing ability, objective test scores indicate that actual writing ability has gone down since the 1960s. ....

Another study by Twenge suggested there has been a 30% tilt towards narcissistic attitudes in US students since 1979.

The Oxford English Dictionary defines narcissism as: "Excessive self-love or vanity; self-admiration, self-centredness."

"Our culture used to encourage modesty and humility and not bragging about yourself," says Twenge. "It was considered a bad thing to be seen as conceited or full of yourself." ....

"What's really become prevalent over the last two decades is the idea that being highly self-confident - loving yourself, believing in yourself - is the key to success.

"Now the interesting thing about that belief is it's widely held, it's very deeply held, and it's also untrue."

This bewitching idea - that people's lives will improve with their self-esteem - led to what came to be known as The Self-Esteem Movement. ....

Yet there is very little evidence that raising self-esteem leads to tangible, positive outcomes.

"If there is any effect at all, it is quite small," says Roy Baumeister of Florida State University. He was the lead author of a 2003 paper that scrutinised dozens of self-esteem studies. ....

"Self-control is much more powerful and well-supported as a cause of personal success. Despite my years invested in research on self-esteem, I reluctantly advise people to forget about it." .... [more]
